This step applies only to Design & Construction Concierge projects.
By this point, designs are finalized, materials are approved, and procurement is already in motion through Palm Club Logistics.
Our role now shifts to protecting execution – ensuring the design you approved is built accurately, materials are installed correctly, and decisions made on site stay aligned with scope, budget, and intent.

Palm Club’s Role During Construction
Owner’s Representative, Not The Builder
You contract directly with a licensed general contractor. Palm Club is not a GC.
We act as your owner’s representative and design lead, working alongside your contractor to safeguard quality, clarity, and alignment throughout construction.
Tailored Communication
Some clients want regular weekly updates. Others prefer milestone-based check-ins, especially for second homes or investment properties.
We align on communication preferences upfront so updates are clear, relevant, and never overwhelming.
How We Support The Build
Proactive Site Involvement
Our designers and project managers conduct periodic site visits to review progress, answer field questions, and confirm installations follow approved drawings and specifications.
When site conditions or sequencing introduce challenges, we work with the GC to engineer solutions and present clear options for your approval.
Technical Coordination
Construction introduces hundreds of small decisions that shape the final outcome. We clarify details such as:
Layout dimensions and clearances
Tile transitions and edge conditions
Cabinetry alignment and installation tolerances
Fixture placement, lighting intent, and sequencing
This prevents interpretation gaps that often cause rework or visual inconsistencies.
Materials Coordination During Construction
While procurement is already underway, materials still require coordination during installation.
Palm Club works closely with Palm Club Logistics and the GC to:
Confirm delivery timing aligns with site readiness
Resolve discrepancies or damage discovered during install
Verify that installed materials match approved specifications
Many issues are resolved quietly behind the scenes so construction continues without disruption.
Managing Change Without Chaos
Change Orders
If you decide to expand scope, or if site conditions require adjustments, we will coordinate a formal change order with your GC.
Our role includes:
Briefing the revised scope clearly
Reviewing pricing and timeline impacts
Issuing any required design updates or revised selections
Nothing proceeds without your written approval.
Design Deviations Due To Constraints
When hidden conditions force a deviation from the plan, we assess options with the GC, recommend the most effective solution, and document decisions so the entire team stays aligned.

Quality Control and Punch List
In-Progress Reviews
We spot-check workmanship against drawings and specifications throughout construction, addressing deviations early rather than at the end.
Punch List Generation
As the project nears completion, we walk the site and generate a structured punch list for the GC.
Items are documented, prioritized, and tracked through resolution to ensure a clean, complete finish.
