Palm Club stays involved throughout construction to safeguard design intent, coordinate materials, manage changes, and support your general contractor so the outcome matches what you approved.
Your Team During Construction
Owner’s Representative, Not The Builder
You contract directly with a licensed general contractor. Palm Club is not a GC. We act as your advocate and design lead, working alongside your GC to keep scope, quality, and budget on track.
Tailored Communication
Some clients want weekly touch points. Others prefer ad hoc updates or are hands-off until the reveal, especially for second homes.
We match your preference and keep information clear and actionable.
How We Support The Build
Proactive Site Involvement
Designers and project managers conduct periodic site visits to review progress, answer field questions, and confirm that installations follow drawings and specifications.
When something in the field conflicts with the plan, we work with the GC to engineer a practical solution and bring you options.
Technical Coordination
We provide specification sheets, cut sheets, and fulfillment guides so the GC has the right information at install time.
We also clarify layout details such as tile transitions, vanity sizing, and lighting placements so the finish reads exactly as designed.
Materials Readiness and Issues
Palm Club Logistics coordinates deliveries, inspects arriving goods, and resolves damages or vendor errors directly with suppliers. Many issues are fixed behind the scenes so your schedule does not slip.
Installed materials that were selected by us are inspected on site for accuracy and condition.
Managing Change Without Chaos
Change Orders
If you decide to expand scope or if site conditions require an adjustment, we will coordinate a formal change order with your GC.
We brief the added scope, review pricing and timeline impacts, and issue any mini design updates and revised selections needed to execute cleanly.
Nothing proceeds without your approval.
Design Deviations Due To Constraints
If hidden conditions require a deviation, we assess options with the GC, propose the most effective path, and document the decision so everyone is aligned.
Quality Control and Punch List
In-Progress Reviews
We spot check workmanship against drawings and specifications and address deviations early with the GC.
The goal is to avoid punch list surprises at the end.
Punch List Generation
Near completion we walk the project and generate a comprehensive defect list for the GC. Items are organized and prioritized so resolution is efficient.

What This Step Does Not Include
General contracting or permit work. Your GC manages site labor, scheduling, permitting, inspections, and warranty on workmanship.
Production of permit-ready architectural, engineering, or MEP documents. Those are handled by the GC’s licensed professionals.
Unlimited design changes. Additional design beyond the included revision structure is handled per your agreement.
